Gemini Rosemont Signs Five Leases and a Lease Extension at Dulles View Two Tower Property

Prime Dulles Corridor location attracts government contractors and tech industry tenants

LOS ANGELES, Calif. – January 13, 2020 – Gemini Rosemont Commercial Real Estate, a vertically integrated real estate investment management company, has signed six leases at Dulles View since mid 2019.

The two Dulles View office towers, located at 2551 & 2553 Dulles View Drive in Herndon, Virginia, are comprised of 360,045 square feet.

The recent Dulles View leasing activity with the five companies below and one unnamed firm includes 189,581 total square feet:

  • Akima, a global enterprise delivering agile solutions to the federal government, now occupies 70,000 square feet on four floors at Dulles View. CBRE’s Warren Mayberry, Meghan Walters and Cathy Delcoco represented the tenant.
  • Jacobs (formerly KeyW) provides advanced engineering and technology solutions to support the collection, processing, analysis and dissemination of information across the full spectrum of the Intelligence, cyber and counterterrorism communities’ missions. Steve Hubberman and Neville Brodie with Colliers represented the company in securing 46,000 square feet on two floors.
  • Amdocs, a leading software and services provider to communications and media companies of all sizes, accelerating the industry’s dynamic and continuous digital transformation, now is based in 23,438 square feet on Dulles View’s fifth floor. Nick Jacobs, Mike Blyumin and Alexa Jennings with JLL represented Amdocs.
  • OPAQ delivers cost-effective, enterprise-grade networksecurity from the cloud to midsize enterprises. The company signed a lease for 14,356 square feet and was represented by JLL’s Harry Klaff and Jay Farmer.
  • AURA, an identity theft protection and technology company dedicated to simplifying digital security for consumers, signed a lease for 16,806 square feet. Meghan Walters, Cathy Delcoco and Brad Davis with CBRE represented Aura in the lease negotiations.

JLL’s Tom Cresce, David Goldstein and Matt Owens represented Gemini Rosemont in the multiple transactions.

“The five new, highly valued Dulles View tenants appreciate the proximity to Dulles International Airport and the prime Dulles Corridor location,” said Helen Rivero, chief operating officer of Gemini Rosemont. “The lease extension is a tribute to our JLL on-site property management team’s commitment to providing the highest quality experience day in and day out for our tenants.”

The twin eight-story office towers are 178,000 square feet each and are located less than 10 minutes from Dulles International Airport. Lodging and retail are available nearby at Reston Town Center and Worldgate Centre.

Amenity upgrades expected to be completed in Q1 2020 include exterior patio improvements and new furniture in the main lobby.

The complex offers a fully equipped fitness center, on-site café with indoor and outdoor seating, a communal lounge with a kitchen and table games, a landscaped courtyard with seating, private balconies for top-floor executive use, complimentary Wi-Fi throughout common areas and five levels of structured parking. The conference center, which accommodates up to 50 people, offers technology services and includes multiple monitors for presentations, was completed in 2018.

“These deals are indicative of the fact that the Dulles Corridor remains one of the most active and exciting markets in the area with the addition of the Silver Line,” noted Tom Cresce, JLL. “We will continue to seek tenants from the technology and government contracting sectors as we have found that this area is ideal for them given access to global transportation options at Dulles Airport as well as the rich amenity base provided in Reston and Herndon.”
