Gemini Rosemont Signs the American Athletic Conference to a Long-Term Lease at The Summit at Las Colinas

Premier Las Colinas location to be home to major college athletic conference

LOS ANGELES, Calif. – May 20, 2020 – Gemini Rosemont Commercial Real Estate, a vertically integrated real estate investment management company, has signed the American Athletic Conference (The American) to a long-term, 18,000 square foot lease at The Summit at Las Colinas in the Las Colinas submarket of Dallas.

The American will relocate its 30 employees to its new headquarters at 545 E. John Carpenter Freeway in Irving, Texas, this summer from Providence, R.I., where it has been based since 1979 when it was formerly known as the Big East Conference.

The American is one of the nation’s top collegiate athletic organizations, comprised of 12 prestigious institutions across the country. It is seeking recognition as a Power 6 conference, by virtue of its collection of national team and individual championships, football and men’s and women’s basketball postseason victories, expansive media rights contracts with the leading national outlets, and its commitment to providing the highest levels of support for student-athletes.

The Summit at Las Colinas is a 19-story office building comprised of 375,706 square feet with unobstructed views of downtown Dallas and the surrounding urban center. The premier location is part of the 12,000-acre master planned residential and business Las Colinas community. Downtown Dallas, Dallas Fort Worth (DFW) International Airport and Love Field Airport, high-end retail and residential, and other business-centric and employee-based amenities are just minutes away.

The American’s third-floor space will include 30-plus private offices, a Commissioner’s office suite, two executive office suites and a guest office suite, along with two conference rooms, a corner break room with seating for up to 10, a production studio, a recording studio and a command center for monitoring television broadcasts. Gordon Highlander is the commercial contractor and CallisonRTKL is the architect for the project.

The Summit will undergo renovations to the common areas and implement back-of-the-house improvements in 2020-2021. Plans are currently under development.

JLL’s Conor McCarthy and Jeremy McGown represented the American Athletic Conference in the transaction and James Esquivel and Ahnie Sheehy, also with JLL, handled the negotiations on behalf of Gemini Rosemont.

Tenants at The Summit include College Football Playoff, Insperity Support Services, Nexstar Media Group, Highgate Hotels, JP Morgan Chase, Guidon Energy and General Motors, among others. It is also home to Gemini Rosemont’s regional Dallas office.

Suites ranging between 2,300 and 10,500 square feet are currently available.

Gemini Rosemont owns and manages two properties totaling 523,522 square feet in the greater Dallas area, including AmberTrail (147,816 square feet) and The Summit (375,706 square feet).
