Gemini Rosemont Signs Three New Long-Term Leases at Dulles View

Prime Dulles Corridor location attracts three new tenants for nearly 91,000 square feet in past five months

LOS ANGELES, Calif. – October 13, 2020 – Gemini Rosemont Commercial Real Estate, a leading real estate investment company with holdings of approximately eight million square feet of commercial office space, has signed three new long-term leases at Dulles View.

The three Dulles View leases with ProCentrix, NTT DATA and LinQuest Corporation represents a total of 90,640 square feet of new leases signed between April and September 2020.

“We’re extremely pleased to announce the signing of these three new, long term leases totaling approximately 91,000 square feet, and welcome these tenants to Dulles View,” said Tom Cresce, JLL’s Managing Director. “It’s remarkable we were able to close these transactions in the middle of the pandemic and with demand obviously so low. These new leases represent significant absorption, which in light of the current difficult market conditions, is a tremendous accomplishment for everyone involved.”

The two Dulles View office towers, located at 2551 & 2553 Dulles View Drive in Herndon, Virginia, are comprised of 360,045 square feet.

ProCentrix, which provides expertise in implementing cloud, mobility, business intelligence, and collaboration and relationship management business solutions primarily to federal civilian, defense, and homeland agencies, and state and local governments, has signed a long-term lease for the entire sixth floor comprised of 23,478 square feet. Approximately 100 employees will occupy the office space beginning in November 2020, according to company officials.

CBRE’s Meghan Walters and John DiCamilo handled the negotiations on behalf of ProCentrix.

LinQuest Corporation provides innovative and cost-effective services and solutions focused on the convergence of C4ISR, information, and cyber systems in support of the Warfighter. The company’s new 29,844 square foot lease is located on two floors at Dulles View. LinQuest is expected to bring approximately 125 employees to the new space in March 2021.

Jack Schneider of The Tenant Agency represented LinQuest in the negotiations.

NTT DATA is a leading IT services provider and global innovation partner headquartered in Tokyo, with business operations in over 50 countries. The firm has signed a lease for 37,318 square feet and more than 150 employees are slated to occupy the space beginning in January 2022.

Mike Maites of Scheer Partners represented NTT in the lease negotiations.

JLL’s Tom Cresce, David Goldstein and Matt Owens represented property owner Gemini Rosemont in all three transactions.

“These three highly sought-after Dulles View tenants were attracted to the prime Dulles Corridor location, the quality of the building and its amenities, and confidence in the building ownership and JLL Leasing to deliver a quality tenant experience beginning with meeting tight timeframes for occupancy,” said Helen Rivero, chief operating officer of Gemini Rosemont. “JLL’s leasing team, led by Tom Cresce, have done an exceptional job in putting together these leases in extremely difficult market conditions.”

The twin eight-story office towers are 178,000 square feet each and are located less than 10 minutes from Dulles International Airport. Lodging and retail are available nearby at Reston Town Center and Worldgate Centre.

A new outdoor tenant lounge and conference center is under construction with a completion date by the end of October. The new amenity features a fire pit, Bocce ball court, ping pong table, Wi-Fi, a 90-inch flat screen TV, and new furnishings. Additional recent improvements include upgrading the locker rooms and equipment in the fitness center, new furniture and two 90-inch flat screen televisions in the indoor training room, and enhancements to the deli and indoor conference room.

The complex offers a fully equipped fitness center, on-site café with indoor and outdoor seating, a communal lounge with a kitchen and table games, a landscaped courtyard with seating, private balconies for top-floor executive use, complimentary Wi-Fi throughout common areas and five levels of structured parking. The conference center, which accommodates up to 50 people, offers technology services and includes multiple monitors for presentations, was completed in 2018.
