Gemini Rosemont signs two national firms to long-term leases at Tulsa’s One Warren Place

Transactions represent nearly 33,000 square feet of absorption

LOS ANGELES, Calif. – February 3, 2020 – Gemini Rosemont Commercial Real Estate, a leading real estate investment company with holdings of approximately eight million square feet of commercial office space, has signed two national firms to long-term leases at Tulsa’s One Warren Place.

The two new leases have been signed with Garver, LLC and Hubbell Utility Solutions for a total of 32,882 square feet at One Warren Place.

Garver, LLC, an employee-owned engineering, planning, architectural and environmental services firm, has signed a six-year lease for the entire 13th floor comprised of 22,963 square feet at Warren Place One. Approximately 70 employees will relocate to the office space beginning in March 2021 to accommodate the expansion needs for their Tulsa location, according to company officials.

Hubbell Utility Solutions, a division of Hubbell Incorporated, a manufacturer of components for electric and gas utilities, commercial, industrial, oil and gas, residential and non-residential lighting, has leased 9,919 square feet on the 11th floor of Warren Place One for five years. Hubbell Utility Solutions moved approximately 30 employees to their new office in December.

Newmark’s John Beach handled the negotiations on behalf of Garver, while CBRE’s Bob Pielsticker, Matt Reese and Dylan Seibert represented Hubbell Utility Solutions in the negotiations. Kelly McKoy with The McKoy Company represented property owner Gemini Rosemont in both transactions.

One Warren Place and Two Warren Place are located at 6100 & 6120 South Yale Ave., respectively. The two office towers represent one of Tulsa’s most prominent commercial office complexes, with over 959,928 total square feet of premier office space.

The 52-acre hillside campus-style office complex is strategically located just minutes from downtown Tulsa and Tulsa International Airport. Adjacent to the property is The Shops at Warren Place, a new shopping center offering over 30,000 square feet of retail, dining and tenant services.

The two tower’s amenities include a six-story parking garage connected to each building, a theatre-style conference room with a catering kitchen, 24/7 security and an on-site experienced property management team. Stunning panoramic views of greater Tulsa and the Arkansas River can be seen from most suites. The properties have received the BOMA 360 Performance Building designation and are ENERGY STAR Certified.

Other tenants at One Warren Place include Merrill Lynch/Bank of America, HUB International and Linde plc, among others. Suites ranging from 2,500 square feet to approximately 23,000 square feet, and full floors up to 60,000 square feet of contiguous office space is currently available.
