The Summit at Las Colinas undergoes multi-faceted renovation

Capital improvements focus on tenant satisfaction

LOS ANGELES, Calif. – September 16, 2020 – Gemini Rosemont Commercial Real Estate, a leading real estate investment company with holdings of approximately eight million square feet of commercial office space, is renovating high-use tenant common areas at The Summit at Las Colinas.

The Summit is an award winning 19-story office building with an 11-story attached parking garage comprised of 375,706 square feet. The property is located at 545 E. John Carpenter Freeway in Las Colinas, Texas.

The renovation project is expected to be completed before the end of 2020. The capital improvements include:

  • Addition of an approximately 2,500 square foot tenant lounge, including three televisions, a pool table, an indoor fire pit and multiple seating areas
  • New finishes, lighting, flooring and furnishings in all common areas including the lobby, conference center, deli and fitness center
  • Enhancing the outdoor spaces to include several seating areas, a new barbecue grill and landscaping
  • Relocating the security desk to be centered between the two elevator banks

The contractor for the multi-faceted project is Metroplex General Contractors, located in Plano, Texas. The project was designed by ENTOS Design, a Dallas-based architecture interior design firm.

“These improvements will enrich the tenant experience at The Summit,” said Helen Rivero, chief operating officer for Gemini Rosemont. “The capital plan is designed to upgrade the many tenant amenities and services The Summit has to offer, in addition to executing strategies to support social distancing guidelines throughout all the common areas.”

The Summit at Las Colinas has been selected by nine companies as the site for their corporate headquarters. It offers a premier location, enhanced amenities and an unparalleled business community. Downtown Dallas, Dallas Fort Worth (DFW) International Airport and Love Field Airport, along with high-end retail and residential and other business-centric and employee-based amenities are just minutes away.

“We meet with our tenants regularly to get their feedback about the facilities and services we offer, and this is a direct response to the input we’ve received,” said Clay Young, senior vice president of operations for Gemini Rosemont’s entire portfolio, including The Summit and the two building AmberTrail complex comprised of 147,816 square feet in Las Colinas and Dallas, respectively.

The Summit has multiple suites available for leasing ranging in size from 2,500 to 10,000 square feet, including three full floors comprised of approximately 8,400 to 9,500-plus square feet.
